Norman P. Bertke
Fulcrum Solutions exists because I spent 25+ years on the other side of this problem — running corporate real estate and facilities platforms for banks, corporates, and the largest service providers in the industry — and kept meeting capable operators whose portfolios were being administered rather than managed.
Fulcrum brings that same senior judgment to companies that need it a day or two a week instead of five. No brokerage commissions, no facility-management contract to sell, no incentive to recommend a transaction you don't need.

Track record
$100M → $700M+
Scaled CBRE's Local Facility Management business in five years as COO & Division VP, Global Workplace Solutions.
~$1B
Increase in corporate real estate enterprise value created across leadership roles.
300M SF
Investment portfolio directed as Executive Managing Director, Property Management, Northeast Region (~3,000 assets).
650 FTE
Corporate real estate outsourcing business led at Lincoln Property Company — $100M+ revenue, 50 client relationships.
Fractional by default, interim when you need it
The default engagement is fractional — an ongoing, part-time relationship built to stand up the systems, governance, and reporting that let real estate run as a strategic function. It is not a seat-warmer until a permanent hire arrives.
When the situation calls for a full-time bridge — a sudden CRE leadership departure, an active M&A integration, or a portfolio crisis — the engagement can flex into an interim posture on a defined term. In either mode, the first step is the same: inventory the skills, gaps, and capacity of the team already in place, build on what exists, and coach the bench up rather than create dependency on an outside advisor.
Built at the intersection
Fulcrum is deliberately positioned where corporate real estate, commercial real estate, and artificial intelligence meet — and AI does real work in the practice, not just in the pitch. The judgment stays human.
