Fixed fee, scoped on portfolio size · Phases 1–2
The full assessment applied to a defined portfolio: a single campus, one region, or a named set of sites. You get a scored maturity profile and a prioritized roadmap without committing to a portfolio-wide engagement.

Standing senior real estate oversight without the execution load. The review tells you what to do and in what order. This keeps it moving after the document is filed.

Outcome Retainer
$10K – $25K / month

Client-side leadership on renewals, dispositions, sale-leasebacks, and subleases — with no brokerage commission on the other side of the table.

CRE Tech & Governance Advisory
Selection and implementation oversight for lease administration, CMMS, and portfolio reporting systems, plus the decision rights around them.
Other fee structures
Outcome-based pricing
Some engagements are better priced on results than on scope or time. Where the work has an outcome both sides can define and measure, part of the fee can be tied to it, structured as a success or outcome fee alongside a base. How it is measured and what it is measured against are agreed in writing before the work begins.
Day / project rate
For bounded scopes: M&A real estate diligence, a single site decision, or an interim bridge during a CRE leadership gap.
Interim posture
When a leadership departure or active integration calls for more than one day a week, the retainer flexes to a defined full-time term.
What you are not paying for
- No brokerage commissions. Fulcrum sits on your side of the table and has no transaction to sell you.
- No facility-management contract waiting at the end of the assessment. The recommendation is not a pipeline for our own services.
- No open-ended hours. Each engagement is bought as the completion of defined deliverables, and progress is reported on a scorecard you can audit.
- No dependency by design. Playbooks and governance are documented so your team keeps the capability after the engagement ends.
