Corporate real estate

The client's own portfolio — leases, sites, occupancy cost, governance, and the people accountable for them. The owner's side of the table, where a lease is an operating expense and a constraint on the business, not a deal to be brokered.

Commercial real estate

The market that portfolio transacts in — landlords, brokers, capital, valuations, renewals, and the timing of each. You cannot manage an owner's portfolio well from the outside of that market.

Artificial intelligence

The tooling that changes how much one person can produce: intake, abstraction, validation, research, analysis, and drafting, at a speed that used to require a bench of staff.

Most advisors occupy one of the first two. Owner-side operators who also know the transaction market — and who actually use AI in the work rather than talk about it in a pitch — are a shorter list. Fulcrum is built to be on it.

Every deliverable is read, verified, and owned by Norman before it reaches a client. Nothing goes out on a tool's assurance alone. Client information stays inside the engagement and is handled the way the Privacy page describes — limited access, not sold, not shared.

Where this is going

AI in corporate real estate is early. Lease abstraction, portfolio reporting, governance documentation, and periodic re-assessment are all becoming faster and more complete, and the companies that build those habits now will spend less on the work later.
